Stockholm Housing Market — Q2 2026

Bostadsrätt (owner-occupier) prices across central Stockholm stabilised in the second quarter after a soft start to the year. Inner-city islands held their value best, with buyers favouring well-connected, character-rich districts. Newer sustainable developments offered the clearest value per square metre.

Prices stabilise after a soft winter

After a subdued first quarter, central Stockholm bostadsrätt prices found a floor in Q2. Transaction volumes recovered as buyers returned, and the median time on market shortened. The recovery was uneven — concentrated in the most established inner-city districts.

Character and connectivity win

Buyers continued to prioritise location and building character. Östermalm, Vasastan and Gamla Stan held their values best, supported by limited supply of large period apartments. Demand for high-ceilinged, well-located stock remained resilient even as the wider market cooled.

Value at the newer edge

Purpose-built districts such as Hammarby Sjöstad offered the clearest value per square metre, attracting families and first-time buyers priced out of the core. We expect this value gap to keep drawing demand outward as long as the inner city remains supply-constrained.
